Built around one market: Dholera
We have been working on Dholera land since 2021, and DholeraProp was set up in 2023 to do it properly — property opportunities on one side, the planning research behind them on the other.
Why we work this way
Dholera is not one property market
Land inside the Special Investment Region is shaped by the village it sits in, the town planning scheme that covers it, the sub-scheme stage that scheme has reached, and the land-use zone applied to it. Land a few kilometres outside the boundary follows an entirely different framework — ordinary revenue rules, no TP scheme, no zoning.
A buyer researching the region runs into master plans, TP drawings, infrastructure announcements and property claims, usually without enough context to see how any of it connects. And a listing on its own rarely answers the questions that matter: which village, inside or outside the notified area, which TP and which stage, what zone, and what is actually built rather than announced.
That is the gap DholeraProp works in. Rather than covering every property market thinly, we went deep on one and published the research alongside the inventory.
We do not just want to show a buyer what is for sale. We want them to understand what they are looking at.

How we work
What “looking beyond the listing” actually means
It is easy to claim depth. Here is what it looks like in practice, on a single parcel.
A seller says: “10,000 sq yd near TP-5, great location, prices rising.”
Before we list it, we establish which village it falls in and whether that village is inside the notified region at all. We find the sub-TP and check whether that sub-scheme is at preliminary or draft stage, because a final plot is fixed and verifiable in one and can still move in the other. We check the land-use zone, since that governs what may be built there. We look at the development phase, and at what road actually reaches the parcel today rather than on a drawing. Then we write all of it on the listing.
Nothing in that list is a favour to the buyer. It is the minimum needed to know what is being sold. Most of it comes from public documents that anyone can read — we just do the reading.

So we publish the same research we use ourselves, in the open, for the market we sell in.
Guides are written from DSIRDA and DDP documents, TP scheme drawings, development regulations and public records. Where a claim rests on a source, we name it. Where something is announced rather than built, we say so.

Say what we know
Confirmed information, announcements, forecasts and marketing claims are four different things, and we keep them apart.

Show the context
A parcel’s village, planning framework, zone and development stage change what it is. Price without that context means very little.

Make verification normal
Ownership, revenue records, survey details and planning status should be checked independently before any transaction. We would rather you did.

Do not oversell the future
Proposed, approved, under construction and operational are not the same word. Treating them as one is how buyers get hurt in this market.
